Default Home owners ......again!!!!!

Well, we did it! We started looking for what we are calling "The last home we will ever buy." We loved living in our condo, we were there for 6 years, quite happy. The only thing that bugged me was the expensive association fees that kept crawling up. When we moved there the fee was about 150 bucks a month. When we sold it last year, the fee was up to 184. That's not so bad, except the fact that they had started assessing us for 2 extra ones a year! We keep in touch with our neighbor, she said they had just laid an extra 75.00 per month, plus the 2 extra a year! They said it was temporary until they get the new roof on. The thing Carolyn didn't like was she didn't have a yard to play in. So, we started a quest to find our "dream home" Carolyn put on our list of things our dream home must have:
1. on a cul de sac
2. master bedroom on maid floor
3. Utility room on main floor.
4. large windows to let in plenty of light.
5. Large kitched.
6. Big trees, because we are too old to wait for little ones to get big.

My requirement:
1. MANCAVE!
2. Oversized 2 car garage.

So after about 6 weeks on intense researching, (0n her part) We found the perfect house. It had everything wea wanted plus some things that were on our Hopeful list. The previous owners had built in Bose speaker on the deck and on the front porck. They aren't built in like a new house, but they still look pretty good. We close on August 24th and move on August 26 or 27th. As far as we are concerned it will be our last move for us! Here are a few pics........

Congrats! The hubs and I are looking to become first-time homeowners in the next few months. Big 2-car garage and some property (wooded preferably) are in the criteria. Its fun searching but can't wait to buy

Gorgeous Scott! I know you guys felt cramped in your last place. Not the case in that house. Great open floor plan. I'm sure you could talk them into leaving the pool table.

Wow Mr. Scott That is one breathtakingly beautiful home mang! I have no doubt that you and Carolyn will love it there. Digging the mancave big time too.... definitely looks like a trek-ready room to me- 10 forward if you will

I know the fist time home buyers credit is gone, do you know what else there may be?

Awesome! I can't wait to have me a house again. I hope to buy again in the next 3 years. Unless I'm still in Nebraska, then there aint no way in heck I'm buying.

Usually there's a down payment grant if you and your husband's combined incomes are less than the median for your area. Our median here is actually pretty high, so I qualified. I got a 3% down payment grant that I don't have to pay back as long as I meet the conditions. The only conditions were that my house needs to remain my primary residence for 60 months. After that, there's no obligation. Check your state housing finance agency. Funds are released once or twice a year and may be available sooner than you think. Thanks everyone. It is amzing how many hoops you have to jump through when you buy a house these days. First you get the Pre Approval, so you show that you are serious. Then you got to make an offer, counter, counter back, until finally they accept the offer. Then comes the hard part. The inspection. If there is something major wrong with it, the negotiations start all over!!!!! Then you have to test for radon. Our inspector says the roof needs to be replaced, and there is a slight swag between the rafters of one of the gables. That was the major stuff wrong with it, There is a list of things,that are no big problem to take care of but the roof & rafter thing is pretty large. Fixable, but it will take some negotiatiing. If any of you homeowners have some advice, i'm all ears.

Yes, that is what I was talking about. If i'm not mistaken, it is available in every state, but it is smart to check, because you don't want to miss ANYTHING that might be available. It is quite possible that you can find this on your state's website. Good luck to you!

Thanks Jay, yup, in Louisville. Our plan is, as long as we are alive, this will be our last house. Plus we learned a great lesson when we went to Corbin for 7 months last year. Even though we always considered Corbin home, our hearts are in Louisville!
